No. It should be replacement cost — what it would cost to rebuild today. NYC labor and materials run high; we re-quote with proper rebuild numbers, not your sale price.
No. Flood is a separate NFIP or private policy. We write both. Anyone in a FEMA flood zone or near the Bronx/Hudson Rivers should at least see the quote.
Standard policies often exclude or limit basement contents. Water backup endorsement covers sewer/sump backup; flood is separate. We make sure you know which is which.
Legally yes — but we'd strongly advise against it. The cost of a single fire, lawsuit or theft far exceeds decades of premium. We can lower coverage, not eliminate it.
